Over the next few weeks Heritage Estate Agents will be giving you tips on selling your home. Here’s the first tip for you...
Maximise kerb appeal
When viewing a property, many home buyers make up their minds in the first 30 seconds. So if your home doesn’t look its best from the outside, that all-important first impression won’t be a good one. Plus, you’ll miss out on all the drive-by viewers who take one look and instantly decide it’s not worth looking inside. So step outside, put yourself in the shoes of a potential buyer, and take a good long look at your property with a critical eye.
Now be honest - is it as impressive as it could be? Or are there signs of leaky gutters, a patch of flaky paint, maybe a slipped roof tile? Buyers will be put off by anything that suggests they’ll have to start spending cash on maintenance as soon as they move in. Or just as bad, signs of disrepair will give them serious leverage when it comes to negotiating price.
So freshen up that paintwork, clear the weeds from the driveway and mow the lawn. And make sure you do it before your agent comes to take pictures - because you want your place to look great to online viewers as well as those on the street.
If you really want to push the boat out, why not buy a pair of planters for the entrance, or perhaps some colourful hanging baskets? Don’t forget, first impressions count. Make a great one and you’ll have plenty of people queuing up to see what lies behind that smart frontage.
